District II covers Budapest’s leafy hillside on the Buda side — the neighbourhoods of Rózsadomb (“Rose Hill”), Pasarét, and adjacent green areas. This is where Budapest’s families live, particularly those who can afford to prioritise space, greenery, and school access over central-city walkability.

The architecture varies from Bauhaus-era villas to modern hillside homes to renovated period apartments. Streets are tree-lined, quiet, and residential in character — a genuine contrast to the tourism-heavy central Pest districts. Many properties come with gardens, which is exceptional for a European capital.

District II has long been the top choice for embassies and international executives with families. Its combination of proximity to international schools, green space, and prestige has made it the most consistently high-demand family-buyer district in Budapest.

Amenities and Daily Life

Shopping and dining:
Neighbourhood-scale retail rather than shopping streets — small boutiques, quality butchers, artisan bakeries, wine shops. Larger shopping is at Mammut (District II’s northern edge) or a short drive to Rózsakert Shopping Centre. Restaurants tend toward established quality rather than trendy.

Schools:
District II is home to several of Budapest’s most sought-after schools. The American International School of Budapest (AISB) sits in the district’s north. Deutsche Schule Budapest and Britannica International School are both nearby (District III / II border). Multiple respected Hungarian public and private schools serve the local population.

Healthcare:
Private clinics and specialist practices throughout the district. Budaklinika and other well-regarded private facilities serve the international community. English-speaking care is broadly available.

Green space:
This is District II’s defining feature. The Buda Hills forest network is directly accessible for hiking, cycling, and running. Millenáris Park at the district’s edge offers modern parkland and cultural space. Mátyás-hegy and adjacent nature areas provide substantial forest access.


Transport

Metro:
District II is not directly served by the metro. The M2 (red line) terminates at Széll Kálmán tér, on the district’s southeastern edge, providing direct connection to central Pest.

Bus and tram:
Extensive bus network connects the hillside neighbourhoods to Széll Kálmán tér and beyond. Trams 4 and 6 (Budapest’s most-used trams) run along the district’s southern boundary.

Airport:
Budapest Ferenc Liszt Airport is 35–45 minutes by taxi. No direct public transport connection.

International trains:
Kelenföld and Déli railway stations are accessible via bus and tram, offering connections to Vienna, Munich, and other international destinations.

Driving and parking:
District II is much more car-friendly than the central districts. Most properties include off-street parking or dedicated garage. Street parking is largely unrestricted except in specific commercial pockets. Central Pest is 15–25 minutes’ drive depending on traffic.


Neighbouring Districts

District I (Várkerület / Castle District) — directly south, historic core with castle and river views. Higher prices for equivalent stock.

District III (Óbuda) — northwest, mix of older residential and newer developments. Meaningfully cheaper than District II.

District XII (Hegyvidék) — southwest, similar green hillside character but slightly further from centre. Prices comparable to District II.

District V (Lipótváros) — across the Danube in central Pest, similar prestige level but completely different character (dense urban vs leafy residential).


Price and Market Snapshot

Renovated apartments in District II typically trade between €4,000 and €6,700 per m². Villa-style properties and larger family homes command higher prices, with the most sought-after Rózsadomb properties reaching €1.5 million and above.

The district’s median apartment price is among the highest in Budapest — not because per-metre prices are the very highest, but because apartments here tend to be larger, more family-sized, and better equipped than average.

Rental yields are typically 3–4% gross — lower than central-Pest districts, but demand for family rentals from expat families creates stable, high-quality tenant demand. Vacancy is low.


What to Know Before Buying

  • Renovation costs vary widely. Older Buda houses often need significant work. Modern renovations can add substantially to the base purchase price.
  • Hillside terrain means retaining walls, drainage, and access roads are all worth inspecting. Hire an engineer for older properties.
  • Building common charges (közös költség) for apartment blocks are generally reasonable, but garden/villa properties have their own maintenance to budget for.
  • Car dependency is real. While transit exists, most residents drive. Factor this into daily life planning.
  • Property tax in Buda hillside areas may apply for higher-value properties — verify with your attorney.
