Balatonfüred is Balaton’s most established prestige address — a 19th-century spa town on the north shore, historically favoured by Hungarian aristocracy and now the region’s most sought-after second-home destination. Its Tagore Promenade along the lake, active sailing harbour, and reformed spa infrastructure give the town a genuine European resort feel that other Balaton settlements can’t quite match.
The town sits at the base of volcanic hills that define the north shore’s landscape. Behind Balatonfüred, the Balaton Uplands rise into wine country — the volcanic soil of Csopak and Badacsony produces some of Hungary’s most respected white wines. This combination of lakefront, spa town, and wine hills makes Balatonfüred more than just a beach destination.
Unlike the south shore, which has become dominated by new-build apartment developments, Balatonfüred has largely preserved its period character. Building restrictions in the Balaton Uplands National Park mean the supply of properties genuinely grows slowly — one reason north shore prices continue to appreciate even in softer markets.

Schools:
Local primary and secondary schools serve the resident population. Families with international schooling needs typically look to Veszprém (30 minutes away) or Budapest (1.5–2 hours) for options. Balatonfüred is more commonly a second-home or retirement location than a primary residence for families with school-age children.
Healthcare:
The State Hospital for Cardiology in Balatonfüred is a respected national institution — one reason the town has strong medical services for its size. Veszprém has broader hospital coverage 30 minutes away. English-speaking private care is more limited than in Budapest.
Waterfront and recreation:
The lake itself is the defining amenity — sailing, swimming, cycling along the Balaton Bike Path (the entire lake circumference is cycleable). The Balaton Uplands National Park offers hiking. Golf courses and thermal spas are within short driving distance.
Transport
Rail:
Direct rail connection to Budapest — approximately 2 hours to Déli station. Regular daily services throughout the year, more frequent in summer.
Motorway:
The M7 motorway runs along the south shore of Balaton; from Balatonfüred, the north-shore Route 71 connects to the M7 at multiple points. Budapest is 1.5–2 hours by car depending on traffic; Vienna is approximately 3 hours.
Airport:
Budapest Ferenc Liszt Airport is 1.5–2 hours by car. Sármellék Airport (nearer to the western Balaton) offers seasonal charter flights from some European cities.
Local transport:
Walkable town centre. Local buses connect to surrounding villages. Boat services connect north and south shore Balaton settlements in summer.
Driving and parking:
Parking is generally easy outside peak summer weekends. In July–August, waterfront parking becomes challenging on weekends. Most properties include off-street parking.
Nearby Locations
Tihany — the peninsula 15 minutes west, one of Hungary’s most expensive settlements at HUF 1.8–2.2 million per m². Iconic abbey, protected landscape, largely cash market.
Csopak — 10 minutes east, wine-country character, growing in prestige and price.
Balatonalmádi — 20 minutes east on the way to Budapest, more family-oriented and slightly more affordable than Balatonfüred.

The north shore averaged HUF 1.01–1.25 million per m² (~€2,800–€3,400) for existing properties in recent data. Balatonfüred sits at the upper end of this range for typical stock and reaches substantially higher for prime waterfront and central locations.
Prime waterfront stock reaches HUF 2–3.5 million per m² (~€5,300–€9,300). New-build projects in Balatonfüred typically list at HUF 1.5–2.5 million per m² (~€3,700–€6,200), though supply is limited — only about four projects are currently registered in the town.
Demand has cooled since the pandemic peak — down approximately 10% year-on-year on the north shore — but prices have largely held due to scarcity and preservation-driven supply constraints. This is a market where waiting for a correction has historically not paid off.
What to Know Before Buying
- Waterfront premium is real. Direct lake-view properties trade at 2–3x the prices of properties even a few streets back. Decide early whether you’re paying for the view or the location.
- Seasonality matters. Balatonfüred in July is a different town from Balatonfüred in February. Visit in both seasons before committing.
- Preservation rules restrict renovations. Historic buildings and locations within the National Park have significant restrictions on modifications. Verify what you can and cannot change before purchase.
- Short-term rental potential is real but seasonal. High summer weekly rates can be substantial, but the season is essentially May–September. Budget for 4–5 months of active rental income, not year-round.
- Building supply is genuinely scarce. Limited new construction due to National Park expansion (further 8,500 hectares added April 2026) means the supply of premium property is shrinking, not growing.
